Phase I Environmental Site Assessments, or ESAs, are performed to identify environmental conditions or liabilities, and normally include the following steps:

Practical Applications

Phase I ESAs provide the documentation necessary to help protect property sellers, lenders, buyers from environmental liabilities. The Phase I ESA is the environmental disclosure documentation required by most institutions that finance commercial property purchases. Most Phase I ESAs are requested by parties that may become liable for cleanup of pre-existing environmental conditions at a property if discovered after completion of the transaction.
